This isn’t template-based design. Every home is shaped around how you live, what your land requires, and the goals you have for your build.
What’s Included in a
Custom Home Design
Your custom design package provides all the drawings and documentation needed to move your project into engineering, permitting, and construction.
This includes:
Personalized floor plan layouts
Window, door, and roof design
Elevations and architectural details
Foundation, framing, and cross-sections
General construction notes
PDF final plan set
Engineering coordination (if required)
Ted focuses on practical, buildable designs that meets codes, minimizes surprises, and gives your builder a clear roadmap.
How the Process Works
1. Initial Consultation
A $100 consultation allows Ted to review your goals, look at site details, discuss feasibility, and determine the best design approach.
2. Written Estimate
You receive an estimate outlining projected hours for preliminary design, working drawings, engineering coordination, and any permitting support.
3. Project Start
A 50% non-refundable deposit reserves your project and begins the design process.
4. Preliminary Design
Ted creates your initial layout: floor plan, roof plan, window and door placement, and general concepts. You provide feedback via email until a final preliminary layout is approved.
5. Working Drawings
With the concept approved, Ted prepares complete construction-ready plans suitable for engineering and permit submission.
6. Engineering & Permitting
If engineering is required, Ted coordinates directly with a licensed engineer. Permitting support is available upon request.
7. Final Deliverables
All final plans are delivered as PDFs (printed sets available). Final payment is required before release.
