Each project is customized based on your home’s existing conditions and your goals. Design services may include:
Home additions (bedrooms, garages, expansions, second stories)
Interior remodel design (kitchens, bathrooms, layout changes)
Structural modifications, including wall removals
Roofline and exterior updates
Construction-ready working drawings
Foundation, framing, and structural detailing
Window, door, and layout redesign
Coordination with structural engineering (if required)
PDF final plans and optional printed plan sets
Every design is created with build-ability in mind, ensuring accuracy, code compliance, and clear documentation for your contractor and permitting office.
How the Process Works
1. Initial Consultation
A $100 consultation allows Ted to review your goals, look at site details, discuss feasibility, and determine the best design approach.
2. Written Estimate
You receive an estimate outlining projected hours for preliminary design, working drawings, engineering coordination, and any permitting support.
3. Project Start
A 50% non-refundable deposit reserves your project and begins the design process.
4. Preliminary Design
Ted creates your initial layout: floor plan, roof plan, window and door placement, and general concepts. You provide feedback via email until a final preliminary layout is approved.
5. Working Drawings
With the concept approved, Ted prepares complete construction-ready plans suitable for engineering and permit submission.
6. Engineering & Permitting
If engineering is required, Ted coordinates directly with a licensed engineer. Permitting support is available upon request.
7. Final Deliverables
All final plans are delivered as PDFs (printed sets available). Final payment is required before release.
