How the Process Works

1. Initial Consultation

A $100 consultation allows Ted to review your property goals, zoning considerations, and feasibility for your preferred ADU type.

2. Written Estimate

You’ll receive a detailed estimate outlining projected hours for the full design, engineering coordination, and permitting support if needed.

3. Project Start

Work begins once the 50% non-refundable deposit is received and cleared. This also reserves your project in Ted’s schedule.

4. Preliminary Design

Ted develops your initial ADU layout and conceptual design, including floor plans, roof plan, and any conversion considerations if applicable.
You’ll review and refine the design via email until a finalized layout is approved.

5. Working Drawings

After approval, Ted prepares complete construction-ready plans suitable for:

  • Engineering review

  • Permit submission

  • Builder bidding

  • Construction in the field

6. Engineering & Permitting

Ted coordinates with a licensed structural engineer if required.
Permitting assistance is available upon request and billed hourly.

7. Final Deliverables

Final plans are delivered as PDFs (printed sets available upon request).
All invoices must be paid before drawings are released.
